Layout

The property is a two-story furnished house. The first floor includes two entrances, a mudroom, bathroom, kitchen, and living room. The second floor has two bedrooms and an office. The basement contains tenant-accessible storage space. Exterior features include a yard and parking alongside the house.

Two closets remain locked and inaccessible to tenants: one in the stairway to the attic, and one in the basement. These contain owner storage only.

Parking

Street parking is prohibited on the side of the street where the house is located. The driveway accommodates two vehicles parked side by side. Do not drive vehicles onto the lawn past the porch.

Doors

House access uses Schlage digital locks. To enter, input the 4-digit code and turn the knob. To secure the property, ensure the door is fully closed by pulling it snug to the door frame, press the Schlage button, and turn the knob. When the Schlage logo stops blinking the mechanism is no longer unlocked and if the bolt is extended properly the door is locked.

The door code will be provided one day prior to arrival.

Occupancy

Total occupancy is four. There is no smoking or pets allowed.

Heating/Cooling

The house has one central thermostat. It is a traditional thermostat—not a smart thermostat. The auto setting is recommended.

Minimum heat setting in the winter is 52°F if you wish to turn it down while you’re away from home in winter. Set it to 52°F heat upon move out.

Kitchen

The kitchen is fully equipped with a range, oven, refrigerator, dishwasher, microwave, coffee maker, blender, toaster oven, waffle iron, and pressure cooker. All standard utensils and cookware are provided.

To operate the dishwasher, first run hot water at the sink, place detergent in the designated compartment and ensure it is closed (pre-washing dishes is optional but advised), only then start the washing cycle.

The kitchen garbage can opens via motion sensor (wave hand in front) or voice command (“open can”). Note this voice function operates offline without Wi-Fi connectivity. The can may occasionally activate on false-positive voice triggers.

When washing non-stick cookware, please use the soft side of the sponge only. The rough side will damage the coating.

Use the splash cover when heating food in the microwave.

Bathroom

Use the bathroom exhaust fan during and after showers to ventilate steam and prevent mold and mildew.

For slow bathroom drains caused by simple hair clogs, a drain-clearing “zipper” tool is provided.

Hot water

Water may take around a minute or two to warm up.

You may adjust the hot water heater’s maximum temperature higher but know that you do so at your own peril. The biggest risk to higher temperature water is scalding yourself. It is not recommended to turn the dial higher than “A”.

Garbage and recycling

Garbage must be placed curbside by Monday night in Plains Township bags. Landlord will provide one bag per week. Secure the lid on the outdoor garbage can to prevent animals from disturbing the trash.

Recycling is collected once monthly; paper must be separated from all other recyclable materials.

The Internet connection demarcation is located in the white wooden box in the living room. Do not disturb any of the equipment unless otherwise directed to.

This box contains an uninterruptible power supply (UPS) which is a battery to protect the equipment in the case of an electric service interruption.

If the UPS is beeping, cycle the power by holding down the power button for a few seconds. Then press the power button once to turn it back on.

If the Internet is inaccessible, cycle the power of the modem and routers by unplugging them for 1 minute then plugging them back in. These devices are labeled.

Utilities

The landlord provides at $250 utility allowance. You are responsible for any fees beyond that. The utilities include: gas, electricity, Internet connection, and water. With normal utility usage you may not pay anything extra. With higher usage, you may pay $50, $100, or even more. Even though the house is well insulated, heating and cooling costs vary with the outside temperature, especially in the higher and lower extremes.

Mail

Mail delivery occurs at the shared mailbox, which also functions as a small package drop. Two mailbox keys are provided; these are the only keys available and must be retained.

Separate and retain any mail addressed to the owner for periodic pickup.

Lawn and Snow

Lawn maintenance and snow removal are tenant responsibilities. Snow must be cleared from the front patio and porch stairs to ensure mail delivery access.

An electric lawnmower and extension cord are on-site.

Security cameras

Two outdoor security cameras operate on the property. No cameras are installed in living spaces. Basement cameras monitor plumbing systems only. These systems are CCTV and do not operate on Google, Ring, or any other commercial platforms.

Tenant storage

Tenant storage is permitted in the basement, excluding one designated owner storage area that remains inaccessible. Keep belongings away from the furnace and water heater to prevent fire.

Dehumidifier

The basement may become damp. Except during freezing winter temperatures, the dehumidifier must operate continuously to prevent mold and mildew. It functions on a preset timer. Do not alter it unless otherwise directed.

Washer/Dryer

The washer and dryer are located in the basement.

Detergent is added to the washing machine in a drawer located at the top of the main compartment, it may be hard to notice at first.

Remove all lint from the dryer trap after each cycle to prevent fire.
